Prime Location

Located just west of Knoxville, Tennessee, at the crossroads of the busiest North/South Interstate highway, I-75 and the busiest East/West Interstate Highway, I-40; Prosperity Crossing, a 260 acre mixed use development, is poised at the epicenter of where the north meets the south and the east meets the Midwest. Situated in, precisely, the fastest growing region of East Tennessee, Prosperity Crossing’s accessibility is ideally positioned.

Prosperity Crossing Located At
Bustling Southeast Hub

Prosperity Crossing is at the pinnacle of arguably the fastest growing area in the state of Tennessee. Development of Farragut, east Loudon County/Lenoir City and the fastest growing section of Knox County, Hardin Valley, are attracting high income professionals throughout the region. The rapid development of Hardin Valley has spawned new schools, new roads, and new infrastructure.

Prosperity Crossing is of regional significance because this site captures all the traffic from the North and East on US Interstates I-75, I-81, and I-40 before it distributes to the South toward Chattanooga, Atlanta, Birmingham, Florida, and the Gulf Coast. It captures all of the traffic heading West to Nashville and Memphis. From the South and West, the traffic is captured from Interstates I-75, I-59, and I-40 before it distributes towards Cincinnati, Lexington, West Virginia, Winston-Salem, and Charlotte. Prosperity Crossing also intercepts the traffic from the Gatlinburg, Pigeon Forge, and Sevierville tourist areas and the Great Smoky Mountains’ 11 million visitors per year.

Highway Access Improvements

A traffic study prepared by Wilbur Smith Associates (CDM Smith) concluded that the Exit 369 interchange should be redesigned to accomodate growing traffic volumes.

As a result of that study, the Knoxville-Knox County Transportation Planning Organization (TPO) recently requested Tennessee Department of Transportation (TDOT) conduct an Interchange Modification Study (IMS) of the I-40/I-75 Watt Road interchange. An IMS is the first planning step required by the Federal Highway Administration (FHWA) and TDOT before an interchange can be upgraded.

Under approved Tax Incentive Financing (TIF), Everett Road/El Camino Lane, adjacent to and providing access to Prosperity Crossing has been redesigned and approved for reconstruction. These improvements along with the proposed exchange improvements will provide even greater access to the 95,501 cars that pass the site daily.
